Booking terms and conditions

By making a booking directly with us, you agree to the following terms and conditions:

• 50% deposit at time of booking.
• If cancellation occurs within 14 days of arrival, the deposit is not refundable.
• Full tariff will be charged if cancellation is less than 7 days or failure to arrive.
• Deposit is refundable less admin fee of 30% if cancelled more than14 days prior to arrival.
• Guests may be charged for extra cleaning, repair/replacements to the cottage for damage during their stay.
• No smoking allowed in cottages but smokers may use the ashtrays outside.
• A fee of $100 applies for check-outs after 12pm, unless prior arrangments have been made.

By making a booking via our online booking facility, you agree to the following terms and conditions:

• Full payment of total amount is required at time of booking.
• If cancellation occurs up to 14 days prior to arrival, a refund less an administration fee equal to 30% of the total amount will be issued.
• Full tariff will be charged if cancellation is less than 7 days or failure to arrive.
• Guests may be charged for extra cleaning, repair/replacements to the cottage for damage during their stay.
• No smoking allowed in cottages but smokers may use the ashtrays outside.
• A fee of $100 applies for check-outs after 12pm, unless prior arrangments have been made.

A copy of these terms and conditions will be included in your booking confirmation issued by the online booking system.
